Four condominiums and four duplex units are being proposed by John Conrad Schiess, architect, on behalf of property owner Igor Blumin, Vice President of Interforum, at the Wednesday Wicker Park Committee (WPC) meeting in the Wicker Park Field House, 1425 N. Damen, Wed., May 3, at 7 p.m.

Though the original plan for the property at the corner of Schiller and Evergreen, was to re-purpose three structures from 1907 to 1911 W. Schiller, the collapse of the church and two 1800's two flats on Oct. 24, 2016, changed the project to all new construction.

The proposed façade for 1909 and 1911 is designed with the feel and detailing of two two-flats from the 1800s. In reality, that part of the project has four duplex apartments, with a four-car garage at the back of the property. 

Each of the four units will have approximately 2,106 square feet. 

The exterior is brown brick with a smooth stone on the ground level and stone window headers.

At the corner with one side facing Schiller and the other Evergreen, the four-story structure has a different shade of brown face brick on upper floors and a rough prairie stone on the ground level. 

Lintels and horizontal bands will be limestone. 

The units on the third and fourth floors are each approximately 1,700 square feet with two terraces while the two units on the second floor are approximately 850 square feet, each with one terrace. 

Of the four parking spaces on ground level, one is accessible.

Process
The Preservation and Development Committee of WPC reviewed these plans and are presenting them to their membership on Wednesday. It is expected that there will be a broader community meeting later.
